Commercial & Residential Property Renovation
Renovation, be it full-scale property renovation, partial extension or existing space conversion, always starts with already made structure. It is a complex process, because usually it is prone to various internal and external structural issues. Therefore, the key to successful renovation project is well-preparedness and a good eye for the detail.
We offer the renovation of any living or work space that includes the following:

Property condition survey – an assessment of the property's existing structural condition. The survey involves visual inspection of building physical, electrical and mechanical condition in order to identify visible and invisible damage, and provide recommendations for repairs and improvement.

Demolition or dismantling of an old small-scale internal or external structures (i.e. walls, partitions, floor, roof, etc.).

Preparation of the space for an intended structure. We remove a structure or any product or waste resulting from demolition or dismantling of a structure, or from disassembly of prefabricated elements which before formed such a structure.

Property improvement – a list of essential works, that must be carried out prior the decoration phase:
- • Damp proofing – identifying the exact cause of the damp (rising dampness, penetrating dampness, condensation issue, external cracks, underground water ingress, etc.) and providing a treatment plan to remedy it.
- • Draught proofing or insulation of roof, walls, floor and external structure to make the building more cost-effective and warm during the cold season.
- • Re-plumbing is required, if the remodelling involves upgrading the heating system, moving old or adding new radiators, installing underfloor heating system or new bathroom facilities.
- • Re-wiring is an essential part of the renovation work. If the property is more than 25 years old, it may require an upgrade of its electric wiring at least in part to comply with the current standards. For major remodelling work, the property often will have to be rewired fully. For the extension or conversion of the attic or garage, the existing wiring will have to be improved to ensure that it is able to carry the additional loads safely.
- • Re-flooring or restoring an old floor in the property, first of all, involves improvement of the subfloor (the layer underneath the floorboards) and only then of the top layer, be it stone, tile, parquet, laminate, linoleum or carpet.
- • Window repairs. If the intention is to retain the character of the old building, then the original windows have to be restored. However, in other cases, when the renovation involves overall modernisation of the property, the new glazing is installed.

Property upgrade – a list of the works, that come when the upgrade phase is completed. The upgrade phase includes (but is not limited to) decorating walls with paint, wallpaper, tiles; laying down floor; adding sinks, showers, baths and toilet seats; fitting kitchen units, bedroom and living room furniture pieces, connecting up electrical fixtures, etc.
